RENTAL
POLICIES*

RESERVATIONS |
|
Reservations made on the
Internet or Reception Office must be confirmed in writing by the
Managing Agent to be valid.
In addition, Renters are required to email
or sign a Rental Policy Agreement Form. |
|
|
Rates posted on the Internet and Rate Schedule are based on Maximum
Occupancy for the Unit. Rates are subject to change without notice
unless confirmed in writing. Management reserves the right to relocate
Renters. |
|
|
Management strictly enforces the posted Maximum Occupancy number for a
rental Unit.
Renters who exceed the number of persons permitted in a Unit will be required to leave the premises and
forfeit their money as a minimal penalty for the violation. There are no
refunds or rebates. |
|
PAYMENTS |
|
By issuing payment (cash, check, or credit
card), the Renter acknowledges that he or she has read the Rental Policies
and agrees to their Terms and Conditions.
Reservation Deposits
Reservations made 3 months prior to the Arrival Date require a 10%
non-refundable deposit.
Reservations made
within 3 months prior to the arrival date require non-refundable
100% Payment in
Full.
Reservation Deposits are subject to
our "Cancellation Policy". - Major credit cards accepted.
Balance of Reservation Payment
The total Rent must be "Paid in Full" 3 months prior to the Arrival
Date, or Management has the right to cancel the Reservation and Renter
will forfeit their entire Deposit and Reservation. Such balance payments
are non-refundable. |

Damage Deposit
In order to maintain our
high standards, $500.00 minimum Damage Deposit is reserved at
Check-In. Management keeps a record of the condition of each Unit
prior to Check-In and just after Check-Out. Damage or loss will be
charged against the Damage Deposit. If damage costs are greater
than the deposit, Management will charge the guest's credit card on file
within 5 days after Check-Out.
Other Payments
Any other charges or fees not included in Deposits will be charged to
the issued credit card on file. Renters are liable for all charges and
fees assessed against the Renter.

CHECK-IN
CHECK-OUT |
|
Check-In time is 3:00
pm. Arrivals after 6:00 pm must make special arrangements with our
Reception Office in advance.
Check-Out time is 11:00 am.
Late Check-Outs will be charged the greater of $500.00 or rental loss.

|
CANCELLATIONS |
|
Cancellations made within 3 months
prior to the Arrival Date automatically cause forfeiture of Renters
deposits, payments and reservation. In the event the Unit is re-rented,
Management will return 75% of the Rental charged the forfeited amount.
The balance of 25% is paid as a Cancellation Fee to Management and
forfeited by Renter. |

Cancellation
notices must be in writing, email or fax as evidence of such
cancellation.
As an option to cancellation, please consider a change of date. |
|
CHANGE OF DATE |
|
A $250.00 Processing Fee plus an
increase in the rate price differential per Unit will be charged to the
Renter.
There are no reductions in rates. Change of dates are subject to
availability and not guaranteed. |
|
PARKING |
|
One parking space is
permitted for each bedroom rented. Additional cars must be approved
by Mgmt prior to Check-in, and will be charged at the
Daily Parking Rate.
Trucks, RV's, boat trailers, motorcycles, jet skis, and oversized SUV's (16 ft.
plus ie: Ford Expedition, Esplanade, etc) are not permitted in the
parking lot. Violators will be towed at their own
expense and liability. |

|
Bicycles and bike racks must be removed from
parked vehicles as they may cause physical harm to a pedestrian or
vehicle. |
|
|
Vehicle owners assume
full risk for parking their vehicle on the property and Management
assumes no responsibility for damage, loss, or liability of the occupant's
vehicle and contents therein. |
|
|
The assigned parking space must
be vacated at 11:00 am on the date of departure to accommodate other
guests upon their arrival unless arrangements are made in advance with
the Office to rent another space for the day. (Subject to availability) |
|
HOUSE RULES |
|
Smoking - All Units are designated
Non-Smoking. Guests who violate this policy will be charged
a $500.00 Cleaning Fee. |
|
|
Valuables - Management and the establishment
are not responsible for lost, damaged, or stolen personal items. Guests are
responsible for their valuables. |
|
|
Pets - Renters are not
permitted to have pets in the building or on the common grounds.
Violators will be evicted from the premises and forfeit their full
payment. No refunds are allowed. |
|
|
Bicycles, kayaks, wagons, strollers, etc.,
are not permitted in the Units or in Common Areas. These
items must remain in the guest's vehicle or in a designated area as
determined by Management prior to Check-in. Such items will be removed from the
property at the guest's sole expense and liability. Bicycle racks must
be removed from and stored in the vehicle. |

|
Beach Towels - are located
in the rental Unit for use by the Renter (one per person), however, loss or damage
of the towel will result in a $25.00 Replacement Charge per towel.
Guests are prohibited from removing or using bath towels for the beach or deck.

|
|
Railings - To preserve the historic
value of the building and the Watch Hill community, hanging of any towels, bathing suits, or the
like, from the deck railings or separation petitions is not permitted. |
|
|
Television - Units are equipped with
flat screen TV and basic cable. Guests who connect their video
accessory equipment to the TV, such as PlayStation, or the like, do so
at risk of damaging the TV. The condition of the TV is recorded at
Check-Out by the housekeeper and damages will be charged to the guest's
credit card. |
|
|
Outside Rentals - Items such as
cribs, wagons, etc, which are provided by an outside vendor are not
permitted in the Unit or on the property unless pre-approved in
writing by Management. Pre-approved items will be the sole
responsibility of the Renter and any damage in delivery or pick-up of
the item(s) to the Unit and or public areas will be billed to the
Renter. Violators of this policy will be evicted from the premises and
forfeit their entire cost for the length of stay. |

|
Noise - Renters who create noise or
disturbance impacting their neighbors' "quiet enjoyment" will be given
one warning of the infraction. Management reserves the right to evict
the Renter(s) for a reoccurrence of the noise or disturbance. Renter(s)
in violation of the warning will be evicted and forfeit their entire payment
without refund or rebate.
