RENTAL
POLICIES*

RESERVATIONS |
|
Reservations made on the
Internet or Reception Office must be confirmed in writing by the
Managing Agent to be valid. In addition, Renters are required to email
or sign a Rental Policy Agreement Form. |
|
|
Rates posted on the Internet and Rate Schedule are based on Maximum
Occupancy for the Unit,. Rates are subject to change without notice
unless confirmed in writing. Management reserves the right to relocate
Renters. |
|
|
Renters must adhere to the posted Maximum Occupancy number for their
Unit as determined by the Fire Code.
Renters who exceed the Maximum Occupancy Code will be vacated and
forfeit their money as a minimal penalty for the violation. |
|
PAYMENTS |
|
Reservations made 6
months prior to the arrival date require 50% deposit.
Reservations made
within 6 months of the arrival date require "payment in full."
Checks or major credit cards accepted.
Deposits are subject to
our "Cancellation Policy." |
|
|
In order to maintain our
high standards, a $500.00 minimum Damage Deposit is reserved at
Check-In. Management keeps a record of the condition of each Unit
prior to Check-In and just after Check-Out. Damage or loss will be
charged against the Damage Deposit. If damage costs are greater
than the deposit, Management will charge the guest's credit card on file
within 5 days after Check-Out. |
CHECK-IN
CHECK-OUT |

Check-In time is 3:00
pm. Arrivals after 6:00 pm must make special arrangements with our
Reception Office in advance.
Check-Out time is 11:00 am.
Late Check-Outs will be charged the greater of $500.00 or rental loss.

CANCELLATIONS |
|
Cancellations made 6
months prior to the arrival date are subject to a Cancellation Fee
equal to 25% of the reservation rental. |
|
|
Cancellations made
between 6 months and 3 months prior to the arrival date are subject to a
Cancellation Fee equal to 50% of the reservation rental. |
|
|
Cancellations made
between 3 months and the arrival date are subject to a
Cancellation Fee equal to 100% of the
reservation rental.
Management will make best efforts to re-rent
the cancelled Unit, and if so, will credit 60% of the rental of the
re-booked Unit.
Management will use "best efforts" to re-rent Unit, and if so, Renter
will receive back 60% of the Processing Fee. No Guarantees. |

CHANGE OF DATE |
|
Change of dates are
subject to availability. A $250.00 Processing Fee plus an
increase in the rate price differential. There are no reductions in
rates. |
|
PARKING |
|
One parking space is
permitted for each bedroom. Additional cars will be charged at the
Daily Parking Rate. RV's, trucks, and oversized SUV's are not
permitted in the parking lot. Violators will be towed at their own
expense and liability. |
|
|
Vehicle owners assume
full risk for parking their vehicle on the property and Management
assumes no responsibility for damages or liability of the occupant's
vehicle and contents therein. |
|
|
The parking space must
be vacated at 11:00 am on the date of departure to accommodate other
guests upon their arrival unless arrangements are made in advance with
the Office to rent the space for the day. |
|
HOUSE RULES |
|
All Units are designated
non-smoking. Guests who violate this policy will be charged
a $500.00 Cleaning Fee to their credit card. |
|
|
Management and the Hotel
are not responsible for lost or stolen personal items. Guests are
responsible for their valuables. |
|
|
Renters are not
permitted to have pets in the building or on the common grounds.
Violators will be vacated from the premises and forfeit their full
payment. No refunds are allowed. |
|
|
Bicycles, kayaks, etc.,
are not permitted in the Units or in Common Areas. These
items must remain in the guest's vehicle or in a designated location at
the discretion of Management. Such items will be removed from the
property at the guest's sole expense and liability. |
|
|
Beach towels are located
in the closet of the Unit for use by the Renter, however, loss or damage
of the towels will result in a $25.00 replacement charge for each towel.
Guests are prohibited from using bath towels for the beach or deck.

|
|
To preserve the historic
value of the building, hanging of any towels, bathing suits, or the
like, from the deck railings is prohibited. |
|
|
Units are equipped with
flat screen TV and basic cable. Guests who connect their video
accessory equipment to the TV, such as PlayStation, or the like, do so
at risk of damaging the TV. The condition of the TV is recorded at
Check-Out by the housekeeper and damages will be charged to the guest's
credit card. |
