ACCOMMODATIONS |
|
The accommodations offered to Renters are residential condominium apartments
owned by individual Unit Owners who opt to participate in an independent Rental
Program managed by Watch Hill Properties LLC, (the "Rental Operator").
The Rules and Regulations are taken from the Use provisions of the Condominium
Documents, restrictions of the individual Unit Owners, and the operating
guidelines of the Rental Operator.
The Watch Hill Inn Residence Rental Program is an independent operation
and not a hotel accommodation.
Each Residence may have its own restrictions, however, the Rental Operator uses
reasonable judgment in protecting the Residence and integrity of the Rental
Program.
Therefore, Renters are required to email
or sign a "Rental Policy Agreement" acknowledging they are aware of
and agree to the Rules and Regulations of the Rental Program which are strictly
enforced by the Rental Operator.

RESERVATIONS |
|
Reservations made on the
Internet or Reception Office must be confirmed in writing by Management to be valid.
Management reserves the right to relocate Renters. |
|
|
Rates posted on the Internet and Rate Schedule are based on "Maximum
Occupancy" per Residence. Such Rates are subject to change without
notice.
|
|
|
Maximum Occupancy & Violation Penalties
Maximum Occupancy of each Unit is very serious and therefore strictly enforced. Renters who exceed Maximum
Occupancy will be required to leave the premises and
forfeit their money as a minimal penalty for the Violation.
There are no
refunds or rebates.
In addition, Renters who violate the Maximum Occupancy will be charged
per extra person, the amount of one half the day's Rate for every day in violation. This is the minimum
damage assessed on the Residence for overuse of the Residence and abuse of the Rental
Policy. The amount will be charged to the Renter's credit card on-file,
with or without notice to the Renter.
Individuals in excess of Maximum Occupancy
are deemed to be trespassers and treated according.

PAYMENTS |
|
By issuing payment (Cash, Check, or Credit
Card), Renter acknowledges he or she has read the "Rental Policies
"and agrees to be bound to its Terms and Conditions.
Reservation Deposits
Reservations made 30 days prior to the Arrival Date require a 10%
non refundable deposit payment.
Reservations made
within 30 days prior to the Arrival Date require non-refundable
100% Payment in
Full.
Reservation Deposits are subject to
our "Cancellation Policy". - Major credit cards accepted.
Balance of Reservation Payment
The total Rent must be "Paid in Full" 30 days prior to the Arrival
Date, or Management has the right to cancel the Reservation and Renter
will forfeit their entire Deposit and Reservation. Such balance deposits
are deemed non-refundable.

Damage Deposit
In order to maintain our
high standards, a $500.00 minimum "Damage Deposit" is reserved at
Check-In. Management records the condition of each Residence
prior to Check-In and just after Check-Out. Damage or loss will be
charged against the Damage Deposit. If damage costs are greater
than the deposit, Management will charge the Renter's credit card on file
within 5 days after Check-Out.
Other Charges or Fees not included in Deposits will be charged to
Renter's credit card on file. Renters are liable for all charges and
fees assessed against the Renter.

CHECK-IN
CHECK-OUT |
|
Check-In time is 3:00
pm. Arrivals after 6:00 pm must make advanced arrangements with our
Reception Office.
Check-Out time is 11:00 am.
Late Check-Outs will be charged the greater of $500.00 or rental loss.

CANCELLATIONS |
|
Cancellations made within 30 days
prior
to the Arrival Date automatically causes forfeiture of Renters
deposits, payments and reservation. In the event the Residence is re-rented,
Management will return 100% of the forfeited Rental amount and a $50.00
Cancellation Fee will be charged. Cancellations notices must be in
writing, email, or fax. |

Cancellation
Notices must be in writing, email or fax as evidence of such Cancellation.
As an option to Cancellation, please consider a "Change of Date".
|
CHANGE OF DATE |
|
A $25.00 "Processing Fee" plus an
increase in the "Rate Price Differential" per Residence will be charged to the
Renter.
There are no reductions in rates. Change of dates are subject to
availability and not guaranteed.
|
PARKING |
|
One parking space is
permitted for each bedroom rented. Additional cars must be
pre-approved prior to Check-in, and Renter will be charged the "Daily Parking Rate".

Due to length and height restrictions, we are sorry that oversized SUV's
and Vans longer than 204" or higher than 75", (ie: Ford Expedition,
Suburban, Esplanade, etc., including hitches, Thule, bike racks, etc), trucks,
RV's, boat trailers, motorcycles, jet skis, and the like, are not permitted in the
parking lot. Violators will be towed at their own
expense and liability.

Bicycles and bike racks must be removed from
parked vehicles as they may cause physical harm to a pedestrian or
vehicle. |
|
|
Vehicle owners park at their own risk, and Management
assumes no responsibility or liability for damage or loss of the Renter's
vehicle(s) and or contents therein. |
|
|
The assigned parking space must
be vacated at 11:00 am on the Date of Departure to accommodate other
guests upon their arrival unless arrangements are made in advance with
the Office to rent another space for the day.

|
Unauthorized Guest vehicles will
receive "WARNING" sticker and or towed at the discretion of Management
at vehicle owner's expense. If staying over in a Residence without
authorization by Management, owner and or Renter are subject to half
rental rate surcharge to Renter's credit card on file.
|
HOUSE RULES |
|
Beach Towels - are located
in the Residence for use by the Renter (one per person), however, loss or damage
of the towel will result in a $25.00 per towel "Replacement Charge". Bath
towels are not permitted to be used for the beach.

|
|
Bicycles, kayaks, wagons, strollers, etc.,
are not permitted in Residences or in Common Areas. These
items must remain in the Renter's vehicle or in a designated areas as
determined by Management prior to Check-in. Such items will be removed from the
property at the Renter's sole expense and liability. Bicycle racks and
hitches must
be removed from and stored in the Renters vehicle. |

|
Children
- the Residences and property do not have accommodations for children
under the age of 3 years old.
Cribs, play pens, Pack & Play, strollers, wagons, etc., are not
permitted in the Residences or Common Areas.
Two children between the ages of 3 and 12 years old count as one adult in
the Maximum Occupancy calculation. |

|
Cooking
- all Residences have cooking appliances, however, Renters must refrain
from cooking foods with offensive odors which may disturb other residents and or
permeate the interior surfaces of the Residence making it unusable for
the next renter. A "Cleaning Charge" of $500.00 will be
charged to Renter's credit card on file for such violation. |

|
Grilles - of any kind are not
permitted in Residences or on the Property. |
|
|
Noise - Renters who create noise or
disturbance impacting their neighbors' "quiet enjoyment" will be given
one warning of the infraction. Management reserves the right to evict
the Renter(s) for a re-occurrence of the noise or disturbance. Renter(s)
in violation of the warning will be evicted and forfeit their entire payment
without refund or rebate. |

|
Outside Rentals - Items such as
cribs, wagons, etc, which are provided by an outside vendor are not
permitted in the Residence or on the property unless pre-approved in
writing by Management. Pre-approved items will be the sole
responsibility of the Renter and any damage in delivery or pick-up of
the item(s) to the Unit and or public areas will be billed to the
Renter. Violators of this policy will be evicted from the premises and
forfeit their entire payment for the length of stay. |

|
Pets - Renters are not
permitted to have pets in the building or on the common grounds.
Violators will be evicted from the premises and forfeit their full
payment. No refunds are allowed. |
|
|
Railings - To preserve the historic
value of the Property and the Watch Hill community, hanging of any towels, bathing suits, or the
like, from the deck railings or separation petitions is not permitted. |
|
|
Smoking - All Residences and
balconies are designated
"Non-Smoking".
Renters in violation will be charged
a $500.00 "Cleaning Fee".
A designated "Smoking Area" is located at the rear of the
property. Ask the Front Desk for the location. |
|
|
Television - Residences are equipped with
flat screen TV and basic cable. Renters who connect their video
accessory equipment (PlayStation, X-Box, etc) to the TV, do so
at risk of damaging the TV. The condition of the TV is recorded at
Check-Out by the housekeeper and damages will be charged to the Renter's
credit card. |

|
Valuables - Management and the establishment
are not responsible for lost, damaged, or stolen personal items. Guests are
responsible for their own valuables. |
|
|
Visitors or Guests
- Renters may have pre-approved guest(s) or visitor(s) provided
the Maximum Occupancy for the Residence is not exceeded. In such case,
the Visitor or Guest will be charged the Daily Rate or $40 overnight per
extra vehicle.
The parking lot is private property and Renters who permit their guest(s)
access to the property without Rental Operator's written
pre-approval will be held in violation of aiding trespassing and
assessed all related charges as additional Rent. In addition, the
Guest's vehicle will be subject to towing and or reported to the local
authorities for trespassing. |
